When the lights go out across the Hill Country, we get phone calls. Sometimes it’s a client whose home we finished last year and whose generator just clicked over without a hiccup. More often, it’s someone three years into a luxury home that doesn’t have one, discovering, in the dark, that a 9,000-square-foot estate without backup power is just a very large, very quiet building with food spoiling and a wine cellar climbing toward 80 degrees.

This post is for the second person. We’re going to walk through what a whole-house generator cost actually looks like at the luxury end of the Austin market, and, more usefully, what drives that number. We’re going to talk about sizing it correctly for a Hill Country build, choosing between natural gas, propane, and diesel, where it lives on the property, and how it integrates with everything else: battery backup, solar, EV chargers, well and lake pumps, septic systems, and the multi-zone HVAC that’s holding the whole envelope steady on a 102-degree afternoon.

You will notice we won’t quote you a single dollar figure. There’s a reason for that, and we’ll get to it. The short version: every generator quote we’ve ever seen that started with a number ended with a problem.

A whole-house generator is a permanently installed standby unit that runs your entire home (not just a few circuits) when the grid goes down. For a luxury Austin estate, that usually means an air-cooled or liquid-cooled unit between 26 kW and 60 kW, wired through an automatic transfer switch to the main electrical panel.

The phrase “whole-house generator” is used loosely. At the volume builder end of the market, it often means a 22 kW air-cooled unit backing up a small handful of priority circuits, the refrigerator, a few outlets, and one HVAC zone. That’s a partial backup, dressed up.

When we use the phrase on a luxury custom home, we mean something different. We mean a generator sized to carry the loads that actually matter on a 6,000- to 12,000-square-foot estate at the same time, multiple HVAC zones, the kitchen, the primary suite, the home office, the wine room, the well pump, the septic aerator, the lake pump if there is one, the EV charger, and the lighting plan you actually designed. Not a stripped-down emergency mode. The house is running.

That distinction matters because the second a real load calculation gets done, the unit gets bigger, the gas line gets bigger, the transfer switch gets bigger, and the pad gets bigger. Pretending a 22 kW unit will quietly hold a 9,000-square-foot Hill Country home through a multi-day August outage is how families end up running extension cords in the dark.

What “whole-house” should actually cover on a luxury build:

  • All HVAC zones: not just one
  • Every kitchen circuit, including double ovens and the refrigeration column
  • The primary suite and home office
  • The wine room or wine cellar’s dedicated cooling
  • Well and septic equipment on Hill Country properties
  • Lake pump and dock electrical on waterfront builds
  • The lighting plan, as designed, includes landscape lighting
  • EV chargers: at least at reduced amperage
  • Any low-voltage and AV infrastructure

What Drives Whole House Generator Cost on an Austin Build

A generator quote isn’t a single number. It’s the sum of about a dozen decisions, most of which you’ve never had to think about. The biggest drivers, in roughly the order they move the price:

  • Generator size and cooling type. Air-cooled units top out around 26 kW. Above that, you’re looking at liquid-cooled, which is a different price tier, and the right choice for most luxury estates.
  • Fuel source. Natural gas requires a properly sized line from the meter. Propane requires a tank big enough to carry days of runtime, plus the regulator and line work. Diesel adds a fuel storage and refueling plan.
  • Automatic transfer switch and sub-panel work. A whole-house ATS with a service-rated switch and a properly engineered sub-panel costs more than a small load-shed setup, but it’s the only way to truly back up the whole home.
  • Pad, enclosure, and acoustic treatment. On a luxury build, the generator should be invisible from primary view corridors and quieter than the conversation on the patio. That means a designed pad, a screen wall, and sometimes a sound-attenuated enclosure.
  • Distance from the main panel. Long conduit runs from the generator to the ATS to the panel, add copper, conduit, trenching, and labor.
  • Gas-line sizing and runs. A 48 kW or 60 kW unit at full load draws far more gas than most existing gas plans assume. Up-sizing the gas line is common.
  • Battery, solar, and EV integration. Coordinating the generator with a Tesla Powerwall or comparable battery system, a solar array, and EV charging is engineering work that pays off for years but adds design and commissioning time.
  • Permitting and AHJ coordination. Electrical permit, gas permit, setback verification, and inspection coordination. Built into every reputable bid.

The cost of a whole-house generator for an Austin luxury estate depends on five things: the size of the home, the fuel source, the transfer switch and sub-panel work, the pad and enclosure, and the local permitting path. A 6,000-square-foot Hill Country build with multi-zone HVAC, a deep well, and a wine cellar needs more capacity than a typical suburban home.

The reason we won’t quote a number here isn’t coyness. It’s that a generator quote without those decisions in front of it is fiction, and we’ve watched too many homeowners get talked into a unit that’s two sizes too small because someone wanted to win a bid.

Sizing a Generator for a Luxury Hill Country Home

Sizing is the part most homeowners don’t ask about. They should.

The right way to size a standby generator for a luxury Austin estate is a true connected-load calculation done by the electrical engineer or licensed electrician on the project. We add up the running watts and the starting watts of every system that needs to run during an outage, and we account for the fact that things like air-conditioning compressors and well pumps draw two to seven times their running load for a few seconds when they start.

The original builder spec’d a 22 kW. The client found out the difference when the home was full of family for Thanksgiving, and the grid went down. We brought in the engineer, did the math, and rebuilt the entire backup plan from scratch.

The rule of thumb you’ll hear (“one kilowatt per 500 square feet”) is a starting point, not a sizing method. It misses pumps. It misses wine cellars. It misses the lake equipment. It misses the fact that you actually want to keep the primary suite at 71 degrees, not “survive.”

What a real load calculation looks at:

  • Pump loads: well, lake, irrigation booster, pool, hot tub
  • Kitchen appliances at realistic simultaneous use
  • Wine cellar and wine-room cooling
  • Septic aerator and lift pumps, where applicable
  • EV charger amperage: even derated for outage mode
  • Battery system charging draw if a Powerwall or similar is in the plan
  • The lighting plan you actually designed

Natural gas is our default in any neighborhood with service. The fuel arrives continuously; the unit has no on-site storage; and the homeowner never thinks about it again. The constraint is gas-line sizing, the existing residential line is rarely large enough to feed a 48- or 60-kW unit at full load, and the upgrade has to be planned in.

Propane is the right call on rural Hill Country lots that aren’t on city gas. A 500-gallon tank holds enough fuel to run a properly sized generator at partial load for several days. We typically pair a generator install with a 1,000-gallon tank if the property doesn’t already have one, because the math on refueling during a regional storm is brutal.

Diesel comes up on compounds (a main house plus a guest house plus a barn) or on very large estates where multi-week runtime is part of the brief. It demands a fuel storage plan, a refueling plan, and someone who genuinely wants to maintain it. For most luxury Austin clients, that’s the wrong answer. A liquid-cooled standby generator is roughly the size of a small chest freezer on a concrete pad. It is not, by default, a beautiful object. On a high-end Hill Country estate, that matters.

The decisions that make a generator disappear:

  • Location. Side yard, screened from the primary approach and the outdoor living area
  • Pad design. Poured to match the foundation aesthetic where visible, drained correctly
  • Screen wall. Often, a stone or stucco wall coordinated with the home’s exterior palette, with planted softening
  • Acoustic treatment. The base sound rating of the unit, plus any enclosure work to lower it further around outdoor entertaining spaces
  • Code setbacks. Distance from doors, openable windows, combustibles, and property lines, non-negotiable, plan early
  • Maintenance access. Enough clearance on all sides to service the unit without dismantling the screen

The mistake we see most often is the generator getting placed late in the build, after the landscape plan is locked. That’s how it ends up next to the patio.

Automatic Transfer Switch and Sub-Panel Choices

The automatic transfer switch is the brain of the installation. When the grid drops, the ATS isolates the home from the utility, signals the generator to start, and reconnects the home to generator power once it’s up. When the grid comes back, it does the same thing in reverse.

For a true whole-house install, we use a service-rated ATS sized to the home’s main panel, not a small load-shed transfer switch with a handful of priority circuits. That’s the choice that separates “whole-house” from “selected backup.”

The sub-panel work is the unglamorous half. In a complex home with multiple sub-panels (main house, guest house, dock electrical, shop) each one has to be evaluated to determine whether it relies on generator power and how. Sometimes the right answer is generator-feeding the whole main panel. Sometimes it’s a smart load-management system that sheds the EV charger and the wine cellar when the HVAC compressors start. The right answer is the one the electrical engineer signs off on, not the one the salesperson recommends.

Backing Up Wells, Lake Pumps, and Septic on a Hill Country Property

On a city lot, the generator is keeping the lights on and the air conditioning running. On a Hill Country property, it’s also keeping the water working.

The four utilities that aren’t optional out here:

  • The septic aerator and lift pumps. If your septic system has an aerator or a pump-up tank, both need to stay running during an extended outage.
  • The lake pump. On waterfront properties, the lake pump that feeds irrigation, the dock, and sometimes the home itself is critical. This is one reason lakefront home builders in Austin have to think about backup power differently.
  • The booster pump for irrigation. Less critical, but on a large landscape investment, worth keeping alive.

We’ve seen Hill Country homes where the generator was sized for the house, but forgot the well. The family had power for the lights and the wine fridge, and no water for four days. Don’t let that be the design.

Integrating a Generator with Battery Backup, Solar, and EV Charging

The conversation about home backup is no longer just about generators. It’s about how the generator works with the rest of the energy system in the home.

The integration matters. A properly designed system uses the battery for short outages and grid-quality events, then hands off to the generator if the outage extends past battery capacity. The handoff is invisible to the homeowner. The fuel doesn’t get burned for momentary blips. The generator runs only when it needs to.

Solar adds another layer. A solar array can recharge a battery during the day during a multi-day outage, reducing generator runtime. EV chargers are the wild card, a single Level 2 charger at full output can pull as much as a small home’s worth of load. Smart load management is no longer optional in a home with all of these.

Permitting, AHJ Inspections, and Austin Energy Coordination

A whole-house generator is a permitted installation in every Austin-area jurisdiction we work in. It requires:

  • Electrical permit from the local AHJ, City of Austin, Travis County, or the Hill Country municipality (see our Austin custom home permits guide)
  • Gas permit if the unit runs on natural gas or propane
  • Setback verification from doors, windows, combustibles, and property lines
  • Inspection scheduling after install, typically a rough electrical, a final electrical, and a gas inspection
  • Coordination with Austin Energy or the local co-op for any meter or service-entrance work
  • HOA review in any community with architectural standards, generators and screen walls almost always need ARC approval

We handle all of this on every build. The cost of doing it correctly is dwarfed by the cost of an unpermitted install that surfaces during a future sale.

A Reasonable Path: How We Approach the Generator Conversation in Pre-Construction

We talk about backup power early. That’s the whole strategy.

In pre-construction, we sit with the electrical engineer and the homeowner and walk through three things. What does the outage scenario look like for this property, urban grid, lake-area co-op, Hill Country rural service? What needs to keep running, in what order, for how long? And what’s the right combination of battery, generator, and load management to deliver that?

The output of that conversation is a sizing calculation, a fuel decision, a placement plan that the landscape architect signs off on, and a permit path. The generator gets engineered into the home, not added to it. The pad is poured with the foundation. The conduit gets sleeved before slabs go down. The gas line is sized once. The transfer switch is on the electrical plans, not on a change order three months in.

That’s the part that costs less in the long run. The generator itself is just hardware.
