Traditional Construction Model Changes

The traditional construction services industry is changing. Under the traditional approach, design and construction services are split into separate entities, separate locations, and separate work. Because the Architect and Builder are independent companies, this necessitates the need for separate agreements, or contracts.

In this method, one entity – the design-build team – works under a single company with consistent core values and goals across the company. This single entity works alongside the project owner, or homeowner, to provide design and construction services as a turnkey product. Having a single entity approach the project as a turnkey product appears to be the defining element.

In the past many design and construction projects were managed and delivered in a way that  made cost and outcomes unpredictable. With the builder and architect working under separate companies and separate contracts, the two entities made it possible to defer cost, or blame of cost, to the other entity.  As a result, owners began demanding alternative methodologies that provided enhanced solutions and predictability.
