Five core services we provide in every custom home project:

  • Architect-led design. In-house architecture and design team responding to each specific parcel: sun path, view corridors, slope, drainage, and mature trees mapped before the first sketch.
  • Engineering and trade coordination. Structural, mechanical, electrical, plumbing, and trade subcontractor management under one accountable team contract.
  • Construction management. 14–22 months of phased construction managed by our project team: foundation, framing or ICF wall erection, mechanicals, finishes, and final walkthrough.
  • Specialty systems and finishes. Insulated Concrete Forms (ICF), integrated smart-home automation, geothermal and high-efficiency HVAC, custom millwork, and bespoke material specification.
  • Warranty and post-occupancy support. Coverage and responsive support continues after move-in: change orders, callbacks, and warranty work handled by the same team that built the home.

Custom Home Design Services

Every Jenkins Design Build project starts with architectural design. Our in-house architectural design team works from the parcel out, site walk, schematic design, design development, and construction documents, preserving design intent through the construction phase via single-team coordination. We work in Hill Country Modern, Texas Vernacular, Mediterranean, Spanish Colonial Revival, and contemporary architectural vocabularies, adapting the design language to each specific site and homeowner.

Custom Home Construction Services

Once design and permits are complete, our construction team manages the 14- to 22-month build phase: typically broken into 9 sequential phases from foundation through final walkthrough. Active services during construction include:

  • Site work, clearing, and foundation. Including limestone-shelf pinning common across Hill Country parcels and pier-and-beam interventions on sloped sites.
  • Framing or ICF wall erection. Conventional 2×6 wood framing or ICF wall systems depending on project requirements.
  • Mechanical, electrical, and plumbing rough-in. Including geothermal, high-efficiency HVAC, propane infrastructure for rural builds, and integrated smart-home wiring.
  • Roofing and weather-tight dry-in. Standing-seam metal roofing is common across Hill Country luxury work; tile, slate, and composite options also specified.
  • Insulation, drywall, and interior trim. Spray foam insulation, custom millwork, ceiling treatments, and built-in cabinetry installed to project specifications.
  • Finishes, fixtures, and final installation. Cabinetry, countertops, flooring, hardware, lighting, plumbing, appliances, and final paint installed in sequence to the construction documents.

Specialty Construction Services

Beyond conventional luxury custom home services, Jenkins Design Build specializes in several construction methods and integrated systems that have become defining characteristics of Texas Hill Country luxury:

  • Insulated Concrete Forms (ICF) construction. Our ICF construction work delivers R-25+ wall insulation, 200+ mph wind resistance, four-hour fire ratings, and significant sound dampening. Increasingly specified on Hill Country, lakefront, and wildfire-exposed acreage.
  • Smart-home and home automation integration. Lutron lighting control, Savant or Crestron whole-home automation, integrated audio/video, motorized window treatments, and security: designed during framing rather than bolted on after move-in.
  • Custom millwork and bespoke cabinetry. Project-drawn rather than catalog-selected: built-ins, ceiling treatments, paneling, and integrated cabinetry fabricated to architectural specification.
  • Energy-efficient building envelope. Spray foam insulation, low-e glazing, geothermal HVAC, and high-performance windows tuned to Texas climate and southwest sun exposure.
  • Outdoor living and pool integration. Covered patios, outdoor kitchens, pool pavilions, and casita guest houses designed as architectural extensions of the primary residence rather than afterthoughts.

Service Area for Custom Home Construction

Jenkins Design Build provides custom home design and construction services across the Austin and Texas Hill Country corridor: including Travis, Hays, Burnet, Llano, Blanco, and Comal counties. Specific service areas include the Hill Country region, with regular projects in Westlake, West Lake Hills, Lake Travis, Spicewood, Dripping Springs, Marble Falls, Wimberley, Horseshoe Bay, Cordillera Ranch, and Boot Ranch.

What Custom Home Construction Services Cost

Most of our work falls in the $3 million to $20 million range, with site, scope, and finish specification determining where a given commission lands.

Pricing for Jenkins Design Build custom home construction services depends on site complexity, square footage, architectural vocabulary, and finish level. As a directional reference, our luxury custom home projects in the Austin and Hill Country market typically run:

  • $400 to $500+ per square foot on the lower end of luxury, with conventional framing and high-quality but not bespoke finishes.
  • $600 to $800+ per square foot for highly customized estates with ICF walls, custom millwork, integrated smart-home systems, and architect-led design responding to a specific site.
  • $1,000+ per square foot on the most heavily customized lakefront and Hill Country estate work: full bespoke millwork throughout, specialty stone, integrated commercial-grade systems, complex site engineering.

Why Choose an Architect-Led Custom Home Builder

The biggest predictor of how a luxury custom home turns out, independent of budget, is whether design intent is preserved through construction. Architect-led design-build firms like Jenkins Design Build hold the prime contract from concept through warranty walkthrough, eliminating the friction of separate architect and contractor engagements. Single accountable team, in-house design, faster revision response, and preserved design intent across the trade base.

Frequently Asked Questions About Our Custom Home Services

In an architect-led firm, design and construction are coordinated by one team led by the architect from concept through completion: design intent is preserved through the build. In a builder-led model, the builder holds the prime contract and brings in an architect as a subcontractor. Architect-led firms tend to handle complex sites and design-driven projects with less coordination friction.

Our primary focus is new luxury custom home construction. Residential remodeling and pool work are handled through related Jenkins family companies: see the linked sister-business cards below for those specific services.

We serve the Austin and Texas Hill Country corridor: including Travis, Hays, Burnet, Llano, Blanco, and Comal counties. Active service areas include Westlake, West Lake Hills, Lake Travis, Spicewood, Dripping Springs, Marble Falls, Wimberley, Horseshoe Bay, Cordillera Ranch, and Boot Ranch.

For a luxury custom home of 5,000+ square feet, plan on 18 to 28 months from initial design contract to certificate of occupancy. Roughly 6–8 months covers design, engineering, and permitting; the remaining 12–18 months covers construction. See our 9-step custom home building process for the full breakdown.

Yes: Insulated Concrete Forms (ICF) is one of our specialty wall systems. ICF delivers R-25+ wall insulation, 200+ mph wind resistance, and four-hour fire-resistance rating, with strong sound dampening. We specify ICF often on Hill Country, lakefront, and wildfire-exposed acreage builds where storm and fire resilience are priorities.

The first step is a site walk. If you already own land, we walk the parcel with you: sun, slope, views, soil, access, and the early-stage variables (water, septic, permitting, floodplain). If you’re still searching, we can walk lots with you and flag the variables before commitment. From there, design begins. Contact us to schedule a site walk.
